Advertising your Vacancy

No landlord wants to have vacancies within their property. While each property owner has their own strategy at marketing, there is always room for improvement. Are you just kind of waiting for people to come to you? Here are some tips on how you can better improve your advertising strategy:

Take advantage of the internet. Since almost everyone has a smartphone now, it is easy for people to check out your website and see what you have to offer. Now, the internet can be broken down into a few categories:

  • Your website: People form opinions about your website (and therefore about your property) in less than a second! Make sure your website is user-friendly and has simple forms to fill out for people that are interested in your properties.
  • Free listings: Utilize Facebook Marketplace, Craigslist, Zillow, and other property listing sites. Most are free to use, and these sites are some of the first places people turn to when they are first looking for rentals.
  • Ask current tenants to review your property: Many people look at the reviews and ratings properties have (especially for apartments) to see what other people think about it. Nothing beats the opinions of people that have already lived there!
  • Use social media: Since you already have listings on most of these sites already, go ahead and start an account on there as well. Posting a few times a week can bring more traffic to your property and spark interest. This can also be a good way to keep in contact with your tenants as well!

Market to places, not specific people: For example, if your rental property is located close to a college campus, don’t be afraid to go talk to some college students! Set up a booth at local fairs to talk about what you have to offer. This is a great way to get the word out about your property, and get involved with places around the community.

Only use professional and high-quality images when advertising. If a potential tenant only sees low-quality pictures when looking at your ads or website, they will believe that the property itself is also low-quality. It doesn’t take very long or much effort to take decent pictures and we promise that it is worth it in the end!
